A shared pool needs more than someone arriving to clean it. The body corporate or property manager also needs to know that the scheduled visit occurred, what was completed, what the water required and whether anything needs further attention.

Cassaro provides ongoing pool care supported by clear service records and a local team your nominated contact can speak with.

Before servicing begins, we’ll assess the property and agree on the service scope, visit schedule, reporting contacts and process for approving additional work.

Cassaro’s present commercial focus is shared residential pools. Larger aquatic facilities, heavily used public venues or sites with specialist operational requirements are assessed individually to determine whether they are within our service capability.

ONGOING COMMERCIAL CARE

A service scope built around the property

The service requirements of a shared pool depend on more than its volume. Usage, surrounding environment, equipment, access, existing condition and onsite responsibilities all influence the appropriate scope and visit schedule.

Cassaro’s 30-point pool service protocol provides the starting point. Your written proposal will identify the service scope and any site-specific requirements for your property.

Depending on the agreed scope, commercial servicing can cover the following areas:

Pool cleaning and presentation

  • Visual equipment inspection

  • Recommendations for further assessment, repair or replacement

The final scope will be confirmed in the written proposal. Repairs, equipment replacement, specialist treatments and work outside the agreed service are quoted or approved separately.

After every scheduled service, Cassaro sends a detailed report to the nominated contact. This creates a clear record of the visit and makes it easier for body corporate committees and property managers to understand the pool’s condition without being onsite.

THE RIGHT SERVICE ROUTINE

A schedule based on how the site operates

Commercial servicing is arranged on an ongoing schedule. The appropriate interval depends on the pool, resident usage, surrounding environment, season, equipment, onsite maintenance and how quickly conditions change between visits.

Some shared pools may be suitable for a conventional regular-care schedule. Pools with greater use, demanding conditions or more involved site requirements may require more frequent attention or a different service scope.

As the pool’s service history develops, its water-test results, condition and equipment performance can help determine whether the schedule should remain the same or be adjusted.

Any proposed change to the agreed service schedule or scope will be discussed with the nominated contact.

Commercial site assessment

No charge

We’ll visit the property to review the pool, equipment, access, current condition and service requirements.

Where possible, provide the property type, suburb, approximate pool volume, current service schedule and any known concerns before the assessment.

Ongoing commercial servicing

Individually quoted

Following the assessment, we’ll prepare a written proposal setting out the recommended visit schedule, agreed service scope, reporting arrangements and pricing.

We price the work required rather than applying a blanket commercial rate based only on pool size.

The proposal will also explain how chemicals, specialist treatments, repairs, equipment work and additional labour will be charged.

CLEAR APPROVALS

No uncertainty about work outside the agreed service

Routine servicing can identify equipment problems, unusual water conditions or work that sits outside the agreed commercial service scope.

Before the arrangement begins, we’ll establish who is authorised to approve additional work and how that approval should be obtained.

Where non-routine work is identified, the service report will record the concern and the nominated contact will be given the relevant recommendation or quote. Additional chargeable work will not be completed without the required approval, except where a separate authority has been agreed in writing.

The written proposal identifies the recommended schedule, service scope, pricing, reporting arrangements and treatment of additional work.

We establish the service

Once the proposal is accepted, we confirm the nominated contacts, access arrangements, reporting recipients and commencement schedule.

A submitted enquiry or completed site assessment does not create a service arrangement. Servicing begins once the proposal has been accepted and the commencement details have been confirmed.

What types of commercial properties do you service?

Cassaro’s commercial focus is body corporate and shared residential pools, including apartment complexes and properties overseen by property managers. We assess each site to confirm that its requirements are within our service capability.

Are chemicals included in the service price?

The written proposal will clearly explain how chemicals are charged for the property. Chemicals used will be documented in the service report.

Can Cassaro work with our reporting requirements?

Tell us about any reporting, contact or site-record requirements during the assessment. The written proposal will identify the reporting Cassaro will provide and any responsibilities that remain with the property operator.

Do committee members or the property manager need to attend each service?

Not generally. Cassaro requires safe and reliable access to the pool and equipment, secured pets where relevant, and current contact details. The nominated contact receives the service report after the visit.

Can you take over from an existing pool-service provider?

Yes. Tell us about the current arrangement and why it is being reviewed. We can assess the pool and equipment, discuss the available service history and prepare a proposed Cassaro service scope.
